Water Testing in Real Estate: What Buyers and Sellers Should Know in Southwest Idaho

When purchasing a home with a private well in Southwest Idaho, understanding water quality is an essential part of the due diligence process. Unlike municipal water systems that are regularly monitored and regulated, private wells are the responsibility of the homeowner. Testing is often recommended—or even required by lenders—during a real estate transaction. 


Water testing helps ensure that the home’s drinking water is safe, that the well is functioning properly, and that there are no hidden environmental concerns that could impact a buyer’s health or long‑term property value. In many rural and semi‑rural parts of Ada, Canyon, Gem, Payette, and surrounding counties, wells are common, making water testing a standard step in the inspection process. 


This article explains the typical 4‑panel water test, additional optional tests, well productivity (flow) testing, and some of the water quality issues that can occur in Southwest Idaho. 


Why Water Testing Matters in a Real Estate Transaction 

Private wells are not regulated under the federal Safe Drinking Water Act, meaning well owners are responsible for testing their own water. Many contaminants cannot be seen, smelled, or tasted. 


Testing is recommended whenever: 

  • A home with a private well is being purchased or sold 

  • The well has not been tested recently 

  • There are infants or vulnerable individuals in the household 

  • There are changes in water taste, color, or odor 


The Standard 4‑Panel Water Test 

The most common baseline test used in real estate transactions is a 4‑panel water test. This panel screens for several contaminants considered the most immediate risks to human health. 


Total Coliform Bacteria 

Coliform bacteria testing indicates whether the well may be vulnerable to contamination from surface water, soil, or septic systems. 


E. coli (Escherichia coli) 

E. coli is a specific type of bacteria that indicates contamination from human or animal waste. 


Nitrates 

Nitrates commonly enter groundwater through agricultural runoff, fertilizers, or septic systems and are one of the most frequently detected contaminants in Idaho groundwater. 


Nitrites 

Nitrites are closely related to nitrates and can also indicate contamination in groundwater systems. 


Additional Water Tests That Can Be Added 

While the 4‑panel provides a strong baseline, many buyers choose additional tests for a more complete understanding of water quality. 


Arsenic 

Arsenic occurs naturally in certain geological formations and has been detected in groundwater in parts of the Treasure Valley. 


Lead 

Lead typically enters drinking water through older plumbing materials rather than the groundwater itself. 


Total Dissolved Solids (TDS) 

TDS measures the concentration of dissolved minerals and salts in water. 


pH 

pH testing measures whether water is acidic or alkaline, which can impact plumbing systems. 


Other Common Add‑On Tests 

  • Hardness 

  • Iron 

  • Nitrites 

  • Fluoride 

  • Uranium 

  • Other trace minerals 


Flow Testing: Measuring Well Productivity 

In addition to water quality, buyers should also evaluate how much water the well can produce. This is typically measured using a flow test expressed in gallons per minute (GPM). 


Typical benchmarks include: 

  • 1–3 GPM: Minimal production, may require storage tanks 

  • 5+ GPM: Typically adequate for most homes 

  • 10+ GPM: Considered a strong producing well 


Common Well Water Issues in Southwest Idaho 


Nitrates 

Nitrates are one of the most common groundwater contaminants in Idaho and can come from fertilizer runoff or septic systems. 


Arsenic 

Arsenic occurs naturally in some aquifers in southern Idaho and can occasionally exceed recommended drinking water limits. 


Bacterial Contamination 

Bacteria can enter wells due to: 

  • Flooding or heavy rain 

  • Poor well sealing 

  • Nearby septic system issues 

  • Surface runoff 


Other Naturally Occurring Minerals 

Some wells may contain minerals such as iron, fluoride, or uranium depending on local geology.
